A-1,2,3,4,5: Agriculture Districts

Development Standards:

  • Minimum Lot Size

    Note: In Rural Areas as designated by the County’s Comprehensive Plan

A-1 Minimum lot area: 40 acres / Minimum lot width: 775 feet

A-2 Minimum lot area: 20 acres / Minimum lot width: 550 feet

A-3 Minimum lot area: 10 acres / Minimum lot width: 400 feet

A-4 Minimum lot area: 5 acres / Minimum lot width: 125 feet

A-5 Minimum lot area 1 acre / Minimum lot width: 175 feet

Note: A-5 Districts are only located in Urban Development Areas as designated by the County’s Comprehensive Plan.

  • Maximum Structure Height: 35 feet
  • Minimum Dwelling Square Footage: 480 square feet heated and cooled space
  • Maximum Lot Coverage By All Buildings: 20%

Building setbacks from lot lines:

  • 30 feet front/ 15 feet side/ 25 feet rear
  • A setback minimum of 50 feet from any wetlands and/or mean high water line

RSF-1,2,3 - Residential Single Family Districts

Development Standards:

  • Minimum Lot Size

RSF-1: Minimum lot area 20,000 sq. ft. Minimum lot width 100 ft.

RSF-2: Minimum lot area 10,000 sq. ft. Minimum lot width; 85 ft.

Note: RSF-2 districts shall only be permitted where community water systems and sanitary sewer systems are available and accessible.

RSF-3: Minimum lot area 7,500 sq. ft. Minimum lot width 50 ft.

Note: RSF-3 districts shall only be permitted where community water systems and centralized sanitary sewer systems are available and accessible.

  • Minimum Dwelling Square Footage: 480 square feet heated and cooled space
  • Maximum Building Height: 45 feet in height.
  • Maximum Impervious Lot Coverage: 40%

  • Single family dwellings:

Development Standards:

  • Minimum Lot Size: Mobile home parks Site requirements:

Minimum site area 10 acres/ Minimum site width 400 ft.

Minimum land area per dwelling unit 5,445 sq. ft. (Density: 8 dwelling units per acre).

Mobile home stand requirements: Minimum mobile home stand size 3,500 sq. ft. Minimum average width of mobile home stand; 40 ft.

  • Minimum Building Square Footage: 480 square feet heated and cooled space
  • Maximum Building Height: 35 feet
  • Maximum Impervious Lot Coverage: 30%

RMF-1,2: Residential Multi Family Districts

Development Standards:

Minimum Lot Size:

  • Single family dwellings:

    • Minimum lot area 7,500 sq. ft. /Minimum lot width 75 ft.
  • Duplexes:

    • Minimum lot area 10,000 sq. ft./ Minimum lot width 85 ft.
  • Multiple family development:

    • Minimum site area 16,335 sq. ft./ Minimum site width 80 ft.
  • Minimum land area per dwelling unit:

RMF-1: 5,445 sq. ft. (Density; 8 dwelling units per acre).

RMF-2: 2,178 sq. ft. (Density; 20 dwelling units per acre)

  • Maximum Building Height: 45 feet in height.
  • Maximum Impervious Lot Coverage: 40%

Building setbacks from lot lines:

  • Single family dwellings, mobile homes and duplexes:

    • Front 20 feet / Side 10 feet / Rear 15 feet
  • Multiple family dwellings:

    • Front 30 feet/ Side 15 feet/ Rear 20 feet
  • A setback minimum of 50 feet from any wetlands and/or mean high water line

ESA-1,2,3 - Environmentally Sensitive Area Districts

Development Standards:

  • Minimum Lot Size:

ESA-1: Minimum lot area 40 acres / Minimum lot width 775 ft.

ESA-2: Minimum lot area 10 acres / Minimum lot width 400 ft. 5 acres if developed as a Planned Rural Residential Development in conformance with Policies I.1.6 and I.2.2 of the County’s Comprehensive Plan and an overall density of one (1) dwelling unit per ten (10) acres is maintained on site)

ESA-3: Minimum lot area 5 acres/ Minimum lot width 275 ft.

Note: Minimum lot areas for any portions of the area designated as environmentally sensitive which is outside of the 100-year floodplain as designated by the Federal Emergency Management Agency, Flood Insurance Rate Map, shall conform with the minimum lot requirements of the district in which the portion is located.

  • Maximum Building Height: 35 feet in height.
  • Maximum Impervious Lot Coverage: 20%

Building setbacks from lot lines:

  • Front 30 feet / Side 25 feet / Rear 25 feet

Special Provisions: A minimum undisturbed, vegetated buffer of seventy-five (75) feet measured from the generally recognized river bank of any Outstanding Florida Water (Suwannee River), as classified by the Florida Department of Environmental Protection and fifty (50) feet measured from the generally recognized river bank of all other perennial rivers shall be required. This buffer shall be maintained for all single-family residential uses and agricultural uses and silviculture activities.

  • A setback minimum of 50 feet from any wetlands and/or mean high water line
